New-build comforts on Hampshire’s West Sussex border

Sandhill Pond House is a newly-built rural B&B near Rogate with one ensuite guest bedroom sleeping two in superking comfort. Primarily this is a B&B for two guests staying in considerable privacy but for larger parties there is a further double bedroom and a small double sharing a bathroom that can also be made available. Facilities are super-contemporary with underfloor heating and well-specified facilities throughout, and the whole is set in three acres of agricultural land.

The guest bedrooms here are slightly separate from the main house: as you come in through the front door the largest guest room has a superking bed, ensuite facilities and amazing views across fields to the South Downs. There may also be use of a second guest room with a king-sized bed and the adjacent third, which has a standard five-foot double and is therefore best suited to a child or for single occupancy. These two rooms share a private bathroom with shower, bath and loo – with a further loo opposite if required. The rooms are all very comfy and newly built.

For breakfast you head through the main house that stretches off to your right, open-plan with stairs to different levels, to the kitchen/dining room at the far end. Your host here has many years of catering experience are breakfasts are superb, with continental and cooked breakfasts available at your choice. Special diets can be accommodated and ingredients are invariably fresh and locally-sourced. Picnic lunches can always be arranged and even, occasionaly, evening meals.

There’s plenty of off-street parking at the front, while at the rear there’s a large terrace, extensive lawns and rural views over the South Downs National Park.
