Kingsway Guest House is a beautifully-restored Victorian property in the heart of Edinburgh offering contemporary B&B comforts in considerable style. There are six guest bedrooms, four of which are king sized doubles, while two triples add flexibility for families.
All are wonderfully equipped with digital radios, flat-screen TVs and hospitality trays and there is wifi throughout. All are en-suite, with fluffy white towels and Scottish Au Lait toiletries, and all are restfully and practically furnished to ensure a comfortable stay. There is also a standard double with a private, non-ensuite bathroom that can be made available should it be needed.
The guest bedrooms are quietly set on the first and second floors. Downstairs there’s a comfortable, large dining room where Kingsway’s famous breakfasts are served and where guests can relax in the evening. There’s a small terrace at the front of the property with outdoor furniture that is at its best when the sun is setting.
Perhaps most importantly, it’s perfectly positioned. Kingsway is in a quiet area very close to all Edinburgh has to offer. The city centre is ten minutes walk away and Kingsway also has that Edinburgh essential: a private off-street car park.

Kingsway Guest House is quietly set in a smart area five minutes walk from Holyrood Park and one mile away from the Royal Mile. The local area has a truly excellent selection of wine bars, pubs and restaurants: there's no need to drive for anything. Prime attractions within easy reach include Holyrood Palace, Rosslyn Chapel, Gilmerton Cove and Craigmillar Castle. Edinburgh Airport is 25 minutes away by car, while Waverley Station is less than 10.
"One of the best B&Bs we have stayed at. The atmosphere of this place is so warm, welcoming and homely. Lizzie and Gary are two of the nicest people we have ever met! So easy to talk to and have so much information to give if you need help or advice on anything.
Also, you must follow their recommendations for food places, we did for the whole of our holiday and were not disappointed.
Gary’s breakfast is amazing. Good quality, well cooked food and there is a daily special each day.
The bed was so comfy, the bathroom was clean with a good size shower and the room itself was just beautifully decorated and kept lovely and warm on those colder nights! Thank you so much to Lizzie & Gary. We will be back.
