Secluded South Downs retreat
Hollybank House B&B is a glorious Georgian country house on the outskirts of Emsworth, with distant views south over Chichester Harbour. It’s a delightful alternative to a luxury hotel, with four huge guest bedrooms and ten acres of grounds.
Each room is beautifully appointed with period furnishings complementing very modern comforts. All have plenty of seating and ensuite bathrooms, fluffy white towels and quality toiletries. Flat-screen TVs, superfast wifi, and hospitality trays are naturally included. The guest bedrooms are a good size, and one is a family room, with an extra single bed and plenty of space for more. Views from the bedrooms are over the garden, across woodland, or south towards Chichester harbour.
Hollybank House is very much a family home, but guests here are free to make use of the many rooms downstairs. The house was built in 1825 – though some of it is much older – but it wears its age with an elegant grace and all the rooms are light and airy. Hollybank House is licensed, so you’re welcome to help yourselves to a drink from the honesty bar.
The ten-acre grounds are a further highlight, especially in the summer when the lawns come alive with games of croquet and boules, and there is also a tennis court.

Hollybank House is beautifully set at the foot of the South Downs National Park, with plenty of walking trails from the door. The beaches of West Wittering and Haling Island are close by, as are Broadmarsh Coastal Park with its prolific birdlife. Fishbourne Roman Palace is fifteen minutes away, as are the port cities of Portsmouth and Chichester. It's a great place for visitors to Goodwood - with Roz a great source of insights - and Emsworth also has a train station for visitors arriving by rail.

- Bio : Viv and Anna Williams have been running Hollybank House for many years as a wedding venue, and in 2002 opened it as a B&B. Since Lockdown Ian and Roz have started to take over the operations of the house: Ros was House Manager at Goodwood for several years, while Ian has experience managing global events and photoshoots. They love meeting people and are also skilled at planning and delivering all sorts of events, from family reunions to special celebrations.
